OUR PARTNERSHIP
Offer and Ran originally met in 2009 while working in the same real estate firm. Over the years, they honed their respective skills while learning the fundamentals of the real estate business. In 2015, they recognized an opportunity to form a partnership targeting an often overlooked asset class and began to purchase their own assets. Offer is in charge of legal and Ran oversees the financial operations. Together they bring a high level of professional expertise and operational efficiency to a stable and lucrative asset class.

OFFER GRINWALD, ESQ.
Offer Grinwald is a managing principal and founder of Lagora Pacific Investments.
Offer is an accomplished real estate attorney who directs all acquisitions, asset management and capital-raising activities. Offer handles the wide spectrum of legal operations required to run the firm at the highest professional level, from contract review to complex acquisition negotiations.
Offer graduated from U.C Berkeley and received his J.D at Loyola Law school. Offer lives in Tarzana, California with his wife and four children.
RAN GELLER, CPA
Ran Geller, is a managing principal and founder of Lagora Pacific Investments.
Ran is a Certified Public Accountant and co-heads the firm’s acquisitions and capital raising activities. Ran oversees and directs the Financial operations of the partnership from early stages of analysis of potential acquisitions to the submission of financial statements and tax preparation.
Ran graduated from Berklee College of Music and received his Certification of Accountancy from UCLA Extension. Ran lives in Beverly Hills, California with his wife and their two children.

Acquisition Date: Nov 5th, 2020
Investment Rationale: Lagora completed their most recent syndicated acquisition with the purchase of a 23 unit multi-family property in North Hollywood. This value add property not only has a lot of room to grow with several built in vacancies that can be re-rented at market rates but the possible addition of at least 3 more rentable units will make this property even more lucrative. These additional units will be achieved via conversion of existing rec rooms and the ground-up construction of ADU and other allowable units above the parking spaces in the rear of the building. Once completed Lagora intends to own 26 units with an additional equity of $50,000-$70,000 per unit when comparing purchase price to actual value.

Investment Rationale: The property was in REAP, undermanaged and significant citations with the city. Our strategy was to remove all citations and bring the property back to compliance. We removed illegal units and submitted plans to the city to build two additional dwelling units (recently approved by the city), we also put a plan in place to improve the visuals of the property. Renovations are currently in construction.

Investment Rationale: 9 units in the rapidly developing and vibrant neighborhood of Leimert Park, we were able to add significant long term value to this property by working hand in hand with various local, state and federal housing programs including Section 8, HIPP and specialized veteran re-housing initiatives. These ongoing relationships allowed us to increase rents and guarantee payments being made even during the depths of the COVID-19 pandemic.


EAST LOS ANGELES, CA
BUY AND HOLD
Acquisition Date: July 15, 2015
Investment Rationale: 11 Units Multifamily located in the area of East Los Angeles. The property was poorly run and under-managed. Our strategy was to improve the property by increasing rents through major upgrades via Unit conversions and upgrades to the interior of multiple vacant units. We executed the plan in under six months and achieved the target per business plan ahead of schedule by 18 months.
